I Might Throw Up

I’m going to be making an offer on the house tomorrow night at 6pm.

The seller is asking $218K and the flyer says things like “Priced below fair market values,” “instant equity,” and “make me an offer! I’ll listen!”

I’m going to offer $200K contigent on a home inspection I’ll pay for and ask that the seller pay the closing costs (which’ll be about $3K).

I’m not sure what the appropriate response is if she says “no.” Do I go up $1K, $2K, $5K per offer?

God, this is a big step. I can’t believe I’m doing this. Especially by myself.

    Yeah, if you get too scared, you can find a real estate agent who will work on your behalf (a broker, I think they’re called). Ours checked the prices of comparable homes in the area, advised us on how much to offer and how much to counteroffer, etc. in addition to showing us a ton of houses before we found “the one”.
